Building Control
The Building Regulations are a set of standards designed to ensure the health and safety of people in and around buildings and provide for energy conservation and access and facilities for disabled people.
They define what is expected in terms of the technical performance of building work, ensuring safe building practices and good workmanship. The standards cover structure and stability, fire safety, toxic substances,sound and thermal insulation, ventilation, drainage, heating appliances, glazing, access for the disabled, stairs and electrical installations.
There are two stages to obtaining Full Plans Building Regulation Approval for your building work;
Stage 1: Submission of detailed drawings for approval by the Building Control Officer. Changes may need to be made until the Officer is entirely satisifed that the proposals comply with the relevant regulations.
Stage 2: During the course of the building work, the inspector will visit site and upon satisfactory completion will issue a Compliance Certificate. The primary responsibility for achieving compliance with the regulations rests with the person carrying out the building work.
I will draw up plans that comply with the Building Regulations, make a full application on your behalf, revise the drawings if required by the Building Officer and obtain approval for you to commence building. The plans produced are also suitable for a builder to base his price on.
